WHERE IT GOES WRONG
Two constraints decide most retrofit programmes. The shutdown window, when the plant is still running, which is fixed before the programme is rather than after. And the available ceiling void, which is usually tighter than the drawings suggest and decides whether a reclassification is feasible at all.
BEFORE ANYTHING IS PRICED
What the condition survey looks at
A retrofit is priced off what is actually there, which is rarely what the drawings show.
- What is failing, and how. Counts drifting, pressure not holding, surfaces breaking down, or a filter change that no longer restores the class. Each of those points somewhere different.
- Available clear void. Measured on site, not taken from the drawing. It decides whether more air can be moved at all.
- Existing plant capacity. Whether the air handling has headroom for a higher class, or whether the unit has to be replaced along with the room.
- Shutdown windows. How many hours, how often, and what has to be back in production by when. This sets the phasing before anything else does.
- Access route. How material gets in and waste gets out while the rest of the plant keeps running.
